Northport remained a competitive housing market in August, with a median sale price of $1.2 million — up 21% from August 2025. While closed sales were relatively consistent with last year, both new listings and pending sales increased significantly, showing more homes coming to market and strong buyer activity heading into the fall.
Buyer competition remains particularly strong for well-positioned homes. About 71% of August sales closed above asking price, and homes spent a median of just 15 days on the market. The strongest competition continues to be concentrated in the lower and mid-range price points, while higher-priced properties are generally giving buyers more time and negotiating leverage.
Inventory finished August at 55 homes for sale, only about 4% higher than a year ago despite the increase in new listings. With pending sales up 93% year over year, the numbers suggest that increased supply is being met by increased buyer activity rather than leading to a significant buildup in available inventory.
As we move into the fall market, I’ll be watching whether this increase in new listings continues and whether buyer demand remains strong enough to keep inventory relatively tight.
