Suffolk County home prices reached a record median of $750,000 in June, up 7.1% year-over-year, according to OneKey MLS data. Nassau's median rose more modestly to $875,000 (though that's down from a $890,000 record set in May). Pending sales jumped 19.3% in Suffolk and 9% in Nassau compared to a year ago — a sign of strong buyer demand, even as available listings across both counties fell over 9% to roughly 5,300 homes.
OneKey MLS CEO Richard Haggerty pointed to a lack of new housing and reluctant sellers as key drivers of the tight market.

I spoke with Jon about what I'm seeing firsthand with buyers right now — many current homeowners are staying put to hold onto pandemic-era mortgage rates near 3%, which is choking off supply. I'm currently working with a buyer in the Town of Huntington budgeted up to $800,000 and another looking in Babylon around $600,000, and both are getting squeezed hard at that price point by competition for the limited inventory that isn't in need of major renovation. I also shared my view that it could be years before listing inventory roughly doubles back to pre-pandemic levels — Long Island isn't following the same track toward a buyer's market that some other parts of the country are starting to show.
Nicole Burke of Charles Rutenberg Realty also weighed in, noting more Nassau and Queens buyers are searching in Suffolk for lower prices and more land — though that's driven Suffolk prices up too.
